This Privacy Policy explains how Pera Property (“Pera Property”, “we”, “us” or “our”)
collects, uses, stores and protects personal data when you visit

Pera Property acts as the data controller for the personal data described in this
policy. We process personal data principally in accordance with Turkish Personal
Data Protection Law No. 6698 (“KVKK”) and other applicable data-protection and
electronic-communications legislation.

Pera Property is an Istanbul-based real estate consultancy providing property
sales, acquisition, rental, property-management and related consultancy services.

WhatsApp number, address and preferred method of communication. -
Property requirements: your preferred location, property type,
number of bedrooms, budget, intended use, investment objectives and other
information you provide about your property search. -
Seller and landlord information: property details, ownership
information, asking price, photographs, documents and information required to
value, market, sell, rent or manage a property. -
Transaction information: viewing records, offers, quotations,
reservations, contracts, payment records and information relating to a proposed
or completed property transaction. -
Account information: login details, saved properties,
favourites, profile information and communication preferences. -
Communication records: emails, telephone notes, WhatsApp
messages, form submissions, appointment details and records of our dealings
with you. -
Marketing information: your marketing preferences, campaign
source and interactions with our advertisements or communications. -
Technical and usage information: IP-derived location,
browser and device information, hashed user-agent information, referring
website, pages visited, visit times, property interactions and cookie or
visitor identifiers. -
Compliance information: information reasonably required for
identity verification, fraud prevention, legal compliance, sanctions checks,
anti-money-laundering procedures or the establishment and protection of legal
rights.
Please do not provide sensitive personal data unless we specifically request it
and it is necessary for a service or transaction. Where sensitive personal data
is required, we will process it only where permitted by applicable law.
3. How We Collect Personal Data
We may collect personal data:
- directly from you when you contact us or submit a website form;
- when you call, email or communicate with us through WhatsApp;
- when you register for or use a website account or client portal;
- during property viewings, appointments, negotiations and transactions;

4. Why We Process Personal Data
We may process your personal data to:

- identify and recommend properties matching your requirements;
- arrange appointments, consultations, presentations and property viewings;
- prepare proposals, quotations, offers and reservation documentation;
- facilitate property purchases, sales, rentals and management services;

Under KVKK, we process personal data only where an applicable legal condition
exists. Depending on the circumstances, processing may be based on:

- the conclusion or performance of a contract with you;
- compliance with a legal obligation;
- the establishment, exercise or protection of a legal right;

fundamental rights and freedoms; - information that you have manifestly made public; or
- another processing condition expressly permitted by applicable law.
Where processing is based on consent, you may withdraw that consent at any time.
Withdrawal will not affect processing lawfully carried out before consent was
withdrawn.
6. Marketing Communications
We may contact you about properties, services and market opportunities that are
relevant to your enquiry where you have consented or where another lawful basis
permits us to do so.
You can opt out of marketing communications at any time by using an unsubscribe
facility included in the communication or by emailing

Opting out of marketing will not prevent us from sending service messages that
are necessary to respond to an active enquiry, manage your account or perform a
contract with you.
7. Cookies and Website Analytics
Our website uses cookies, local browser storage and similar technologies.
These technologies may be used to operate the website, remember your choices,
understand website traffic and measure advertising performance.
The website may use the following categories:

Meta Pixel: used, with your permission where required, to
measure advertising performance, attribute enquiries and create or reach
relevant advertising audiences.
Optional Google Analytics and Meta Pixel technologies are not intended to load
unless the corresponding consent has been provided through our cookie controls.
You may accept, reject or manage optional cookies through the cookie banner or
the “Cookie settings” link in the website footer. You can also restrict cookies
using your browser settings, although disabling necessary cookies may affect
website functionality.
8. Who We Share Personal Data With
Where necessary for the purposes described above, personal data may be shared

- our employees, consultants and authorised representatives;
- property owners, buyers, sellers, landlords, tenants and developers;
- authorised real estate brokers and referral partners;

lawyers, notaries, translators, valuers, banks, insurers and other professional
advisers involved in a transaction; -
website hosting, cloud, communications, CRM, cybersecurity and technical
service providers; -
analytics, advertising and platform providers, including Google and Meta,
where the relevant services are enabled; -
WhatsApp and its associated service providers when you choose to communicate
through WhatsApp; - Cloudflare, including its website-security and Turnstile verification services;

public authorities, courts, law-enforcement agencies and regulators where
disclosure is legally required; and -
potential purchasers, investors or professional advisers in connection with
a legitimate corporate transaction involving our business.
We do not sell your personal data for monetary payment. Some advertising
technologies may nevertheless involve sharing identifiers or usage information
with advertising platforms, subject to your cookie choices and applicable law.
9. International Transfers
Pera Property is based in Türkiye, but some of our clients, business partners
and technology providers operate internationally. Your personal data may
therefore be accessed from or transferred to countries outside Türkiye.
In particular, services provided by Google, Meta, WhatsApp, Cloudflare and other
technology suppliers may involve processing through infrastructure located in
other countries.
Where an international transfer is subject to KVKK or another applicable
data-protection law, we will take the steps required by that law. Depending on
the circumstances, these may include using an adequacy decision, an approved
standard contract, another legally recognised safeguard, or obtaining explicit
consent where consent is an appropriate and valid transfer mechanism.
10. How Long We Retain Personal Data
We retain personal data only for as long as reasonably necessary for the purpose
for which it was collected and to meet legal, accounting, regulatory and
evidential requirements.
Our usual retention approach is:

General enquiries and CRM records: normally for up to three
years following our last meaningful interaction, unless the enquiry develops
into an ongoing client relationship or transaction. -
Marketing records: until consent is withdrawn, an objection
is received or the information is no longer reasonably required for marketing.
We may retain a minimal suppression record to ensure that an opt-out continues
to be respected. -
Account information: while the account remains active and for
a reasonable period afterwards for security, administration and dispute
management. -
Contracts and transaction records: for the duration of the
relationship and ordinarily for up to ten years afterwards where required for
legal, tax, accounting or evidential purposes. -
Detailed first-party website visit records: approximately
90 days, with non-identifying or aggregated reporting potentially retained
for longer. -
Security logs: for a period appropriate to investigating and
preventing security incidents.
These periods may be extended where information is required for an active
dispute, investigation, legal claim or mandatory retention obligation.
Personal data will be deleted, destroyed or anonymised when the applicable
processing purpose and legal retention period have ended.
11. Data Security
We use reasonable technical and organisational measures designed to protect
personal data against unauthorised access, disclosure, alteration, loss,
misuse or destruction.
These measures may include access controls, authentication, encrypted
connections, activity logging, backups, staff-access restrictions and
security services intended to detect malicious or automated activity.
No internet transmission or storage system can be guaranteed to be completely
secure. You should avoid sending highly sensitive documents through ordinary
email or messaging services unless an appropriate secure method has been agreed.
12. Your Rights
Under Article 11 of KVKK, you may have the right to:
- learn whether your personal data is being processed;
- request information about the processing of your personal data;

learn the purposes for which your data is processed and whether it is used
consistently with those purposes; -
know the third parties in Türkiye or abroad to whom your personal data has
been transferred; - request correction of incomplete or inaccurate personal data;

request deletion or destruction of personal data where the applicable legal
conditions are met; -
request that correction, deletion or destruction be notified to third parties
to whom the data was transferred; -
object to an adverse result arising exclusively from automated analysis of
your personal data; and -
request compensation where you suffer damage because your personal data was
processed unlawfully.
Depending on where you live and which law applies, you may also have rights to
restrict or object to processing, withdraw consent, receive certain personal
data in a portable format, or complain to the competent data-protection
authority.
We do not currently use personal data to make decisions based solely on
automated processing that produce legal or similarly significant effects.

Please clearly describe your request and provide sufficient information for us
to identify the relevant records. We may ask for reasonable proof of identity
before releasing, correcting or deleting personal data.
Requests made under KVKK will be handled in accordance with the statutory
application procedure and response periods. If you are dissatisfied with our
response, you may have the right to submit a complaint to the Turkish Personal
Data Protection Authority or another competent supervisory authority.

14. Third-Party Websites and Services
Our website may link to third-party websites, property portals, mapping
services, social-media platforms or messaging services. Those third parties
operate under their own terms and privacy policies. We are not responsible for
their independent processing activities.
If you contact us through WhatsApp, Instagram, Facebook, LinkedIn, YouTube or
another external platform, that platform will process information under its own
privacy policy in addition to any processing carried out by Pera Property.
15. Children’s Data
Our website and services are not directed at children. We do not knowingly
collect personal data directly from children through the website for marketing
purposes.
Information relating to a child may occasionally be required as part of a
legitimate family property, residence, citizenship or legal process. In such
circumstances, it should be provided only by a parent, legal guardian or other
properly authorised person and will be handled only for the relevant purpose.
16. Changes to This Policy
We may update this Privacy Policy when our services, website technologies or
legal obligations change. The latest version will be published on this page
with an updated revision date.
Where a change materially affects how we process existing personal data, we
will take reasonable steps to bring the change to the attention of affected
