Istanbul is a city of apartments. With more than 15 million people, genuine villa communities with private gardens, low-rise housing and secure compounds are concentrated in a relatively small number of areas.
For buyers looking for more space, the question is therefore not simply where to find a villa in Istanbul. It is which villa community best fits the way you want to live. Acar Kent and Beykoz offer established prestige on the Asian side, Zekeriyaköy combines forest living with access to northern Istanbul, while Çekmeköy, Büyükçekmece and Yakuplu offer very different combinations of space, accessibility and value.
Below we compare five of Istanbul’s best-known villa areas, who they suit, and the compromises buyers should understand before choosing between them.
Where are Istanbul’s best villa communities?
Istanbul’s villa market is spread across both sides of the city. Unlike central apartment markets, choosing a villa location often means balancing space and privacy against commuting times, schools, access to business districts and proximity to the parts of Istanbul you use most frequently.
The following five areas represent some of the city’s best-known options for buyers looking for villas, private gardens and lower-density residential living.
1. Acar Kent, Beykoz
Acar Kent is one of Istanbul’s best-established luxury villa communities. Located in Beykoz on the Asian side, it is known for large detached homes, private gardens, security and a green environment away from the density of central Istanbul.
The area particularly suits families and buyers who prioritise space and privacy. Beykoz also provides access to the Asian side of the Bosphorus and the Fatih Sultan Mehmet Bridge, making it more practical for buyers who need to reach both sides of Istanbul than its green surroundings might initially suggest.
Acar Kent is firmly at the premium end of Istanbul’s villa market. Buyers considering the area should look closely at the condition and age of individual properties, as villas within an established community can vary considerably in specification and renovation history.

2. Çekmeköy
Çekmeköy offers a different proposition. The district has developed into one of the Asian side’s main areas for modern villa compounds, with considerably more greenery and lower-density housing than central districts such as Kadıköy and Üsküdar.
It is particularly attractive to families looking for a secure compound environment, larger homes and better value for space. Modern villa developments can offer shared facilities, landscaped grounds, security and family-oriented communal areas.
The compromise is location. Çekmeköy is further from Istanbul’s traditional commercial and lifestyle centres, so buyers should consider their daily travel requirements carefully. For someone working remotely or whose daily life is concentrated on the Asian side, that compromise may be much less significant.
3. Alkent, Büyükçekmece
Alkent is one of the better-known low-density villa communities on Istanbul’s European side. It appeals particularly to buyers looking for substantial homes, larger plots and a quieter residential environment.
Compared with the Bosphorus districts, buyers can generally find significantly more land and living space for their budget. This makes the area attractive to families who value privacy, gardens and larger detached properties more than proximity to central Istanbul.
The trade-off is distance. Büyükçekmece is well outside Istanbul’s traditional centre, and journey times should be considered seriously by anyone who expects to travel regularly to areas such as Levent, Maslak, Beşiktaş or Şişli.
4. Yakuplu
Yakuplu offers another European-side alternative, with a more coastal character and access towards the West Istanbul Marina area. Villas here tend to appeal to buyers who want more space without entering the price bracket associated with Istanbul’s most prestigious Bosphorus communities.
The area can make sense for buyers whose priorities are space, coastal living and relative value. It is considerably removed from the atmosphere of central Istanbul, however, so it should be viewed as a lifestyle choice rather than a substitute for living in Beşiktaş, Şişli or the Bosphorus neighbourhoods.
Buyers considering this part of Istanbul should pay particular attention to transport requirements and where family members will work or attend school. A larger home at a lower price is only an advantage if the location works with everyday life.
5. Zekeriyaköy, Sarıyer
Zekeriyaköy is one of the most established choices for buyers who want villa living on Istanbul’s European side without moving to the far west of the city. Surrounded by the forests of northern Istanbul, it combines low-density housing, private compounds and family-oriented living with relatively practical access towards Maslak and the northern business districts.
The area is particularly popular with families, professionals and buyers who want greenery without completely disconnecting from central Istanbul. International schools and the wider Sarıyer lifestyle also contribute to its appeal.
Property prices reflect that position. Zekeriyaköy is generally more expensive than villa areas further from the centre, but its combination of space, greenery and accessibility gives it a different buyer profile from Büyükçekmece or Yakuplu.

Comparing Istanbul’s villa communities
There is no single best villa area for every buyer. The right choice depends heavily on which side of Istanbul you need to be on, how often you travel into the centre, whether schools are a consideration and how much importance you place on land and privacy.
| Area | Best for | Character | Access | Relative price |
|---|---|---|---|---|
| Acar Kent / Beykoz | Prestige and established compounds | Green, private and upscale | Asian side with Bosphorus bridge access | Very high |
| Çekmeköy | Families seeking space and value | Forest and suburban | Best suited to Asian-side living | Mid-high |
| Alkent / Büyükçekmece | Large villas and plots | Low-density and spacious | Further from central Istanbul | Mid-high |
| Yakuplu | Space and relative value | Coastal suburban | Western Istanbul | Mid-range |
| Zekeriyaköy | European-side families | Forest and compound living | Good access towards Maslak | High |

What villa buyers in Istanbul should consider
Buying a villa in Istanbul is different from buying a central apartment. More space and privacy can be attractive, but the location and running costs of a villa have a much greater impact on everyday life.
- Daily travel: Istanbul is a very large city. A villa that looks close on a map can involve a significant commute during busy periods.
- Schools: For families, school location can be one of the most important factors in deciding between the European and Asian sides.
- Compound fees: Secure villa communities may have substantial monthly dues depending on their facilities, landscaping, security and communal areas.
- Property condition: Established villa communities can contain homes of very different ages and renovation standards. The condition of the individual villa matters as much as the reputation of the compound.
- Running costs: Larger homes cost more to heat, cool and maintain. Private gardens and swimming pools create additional maintenance requirements.
- Resale market: Villas have a smaller buyer pool than mainstream apartments. Location, compound quality and the condition of the property can therefore have a significant effect on future liquidity.
These considerations do not make villas less attractive. They simply mean that the largest property or the lowest price per square metre is not necessarily the best purchase. The right villa is one that works with the buyer’s actual lifestyle.
Are Istanbul villas a good investment?
Villas generally have a different investment profile from central Istanbul apartments. Apartments in areas such as Şişli, Beşiktaş or Kadıköy usually benefit from larger tenant and resale markets, while villa demand is more closely connected to families, lifestyle buyers and buyers looking for long-term space and privacy.
For this reason, villas are generally better suited to long-term capital preservation and lifestyle value than a strategy based purely on short-term rental yield.
The strongest villa properties tend to combine a good location with scarcity, land, privacy and a well-established residential environment. A well-maintained villa in a respected compound can be difficult to replicate because Istanbul has limited space for new low-density development in locations with practical access to the city.
Buyers should nevertheless avoid assuming that every villa will appreciate simply because it has more land. Properties in remote locations, poorly maintained compounds or homes requiring extensive renovation can have a much narrower resale market.
Villa living on the European or Asian side?
For many buyers, this is ultimately the most important decision.
Beykoz and Çekmeköy make most sense for buyers whose lives are centred on the Asian side or who value greenery and privacy over immediate access to the traditional city centre. Beykoz in particular offers some of Istanbul’s most prestigious villa environments.
Zekeriyaköy is generally more practical for buyers who need access to Maslak and the northern European-side business districts while still wanting a low-density residential environment.
Büyükçekmece and Yakuplu offer more space and, in many cases, lower entry prices, but buyers need to be comfortable living considerably further west of central Istanbul.
This is why we normally recommend choosing the location first and the individual villa second. A beautiful house in the wrong part of Istanbul can quickly become impractical.
Final thoughts
Istanbul does offer genuine villa living, but the market is very different from the city’s apartment market. The best-known villa communities are spread across a large geographical area, and each serves a different type of buyer.
Acar Kent and Beykoz suit buyers looking for established prestige and privacy. Zekeriyaköy offers one of the strongest combinations of greenery and European-side accessibility. Çekmeköy can provide more space and value on the Asian side, while Büyükçekmece and Yakuplu appeal to buyers willing to move further from the centre in return for larger homes and lower-density living.
The most important consideration is not simply which community has the largest villas. It is which part of Istanbul fits your family, work, schools and daily life.
